WindowMaster WMX 804-1 Electric chain drives were installed over 4 levels to work as part of a larger smoke extract system. The WindowMaster Chain drives were controlled from a WindowMaster WSC 320PLUS smoke control panel, the control panel was configured to suit the requirements of the fire design. The WMX804 Chain drives were programmed with different strokes to comply with the design requirements and they also an include anti entrapment feature to ensure the safety of the building occupants.

Selwyn Street Student Living strengthens the University of Waikato's city ecosystem in Tauranga. The design challenges typical student accommodation. Catering for Gen Z and the future Generation alpha students, this project creates a sense of inclusiveness, belonging, sharing, caring and learning. 93 student rooms and one Manager's room are accommodated across four levels in a tight challenging site, situated on the fringe of the city and within viewing distance of the University of Waikato's city campus in Tauranga.

The coastal lifestyle has been maximised with views of the Tauranga estuary, the harbour and a view of Mount Maunganui from the top level. The courtyard facing North creates a space for all day activity and social activity. A communal "masterchef" kitchen creates a learning landscape, influenced by pedagogy. Bright colours highlight the common areas, and create contrast to the interior spaces, creating social hubs and a sense of community.
